Terms and Conditions

The minimum letting period is for a 3-night stay, but any number of nights can be booked. Charges shown are for 7 nights; Orangery commencing Saturday, Byre commencing Friday. If you wish to rent for a short break, of three or four nights, or for a different period or start day please confirm availability by telephone before completing the booking form.

The cottage is fully cleaned and prepared for your arrival, all items are checked, the beds are made, a welcome tray is prepared and, depending on the time of year, the heating and lights are switched on. In order to allow time for this, guests are asked to arrive after 4:00pm on your day of arrival. We ask that you vacate the cottage, clean and tidy, by 10:00am at the end of your stay.

Telephone bookings will be held for 7 days (14 days for overseas visitors) whilst your completed booking form and deposit are awaited.

A deposit of one third of the full rental cost is required to secure a booking. The balance payment is due 30 days before arrival; as a reminder an invoice will be sent.

If booking within 30 days of arrival please enclose full payment. A receipt will be sent by post.

With effect from 1st Jan 2007 a £40 (€50) refundable security deposit will be payable in cash on arrival. The security deposit will be returned in full by post within 7 days of departure, providing that the cottage has been left in a reasonable condition of cleanliness and without undue damage. Breakages, repairs and any excessive cleaning will be charged to the deposit.

The maximum number of persons accommodated in the Orangery is 6 and in the Byre is 3. These must not be exceeded.

We reserve the right to charge for breakages, damage to, and additional cleaning of our property.

Experience has shown that unfortunately cancellation or curtailment of a holiday is sometimes unavoidable due to illness or other cause. As this can be distressing and costly we strongly recommend that you insure against this.

In the event that you are unable to take up your confirmed booking please advise us as soon as possible and we will do our best to re-let the cottage. If we are able to do so, we will refund all monies received less a £20 administration fee. However, if we are unable to re-let we reserve the right to the full amount due.

Not suitable for pets (Except guide/hearing dogs).
The BYRE, the ORANGERY and all facilities at LITTLE BOYNES are NON-SMOKING and for use by resident guests only: (visitors by prior agreement only).
